= Sales Valuation to Instruction =

This workflow covers a vendor enquiry from the first call through to the point where the vendor instructs the agency and the property can be prepared for marketing.

== 1. Register the vendor and property ==
Search for the owner first. If they are new, create a Contact with the Vendor role.

Create the property with the information available from the initial conversation, normally including:

* address;
* contract/class;
* property type/style;
* bedrooms/bathrooms/receptions where known;
* owner(s).

The initial record does not need the finished marketing particulars. Its purpose is to support the valuation workflow.

== 2. Book the valuation ==
From the property, choose '''Book Valuation''', then select the diary slot and staff member.

Confirm whether the owner should receive the configured valuation appointment email/letter.

== 3. Carry out the valuation ==
Before attending, review the contact/property history and any earlier valuation information.

After attending, update Standout with:

* recommended/valuation price;
* notes/advice;
* useful property information gathered at the appointment;
* any follow-up promised to the vendor.

== 4. Record the decision stage ==
After valuation, the property is normally awaiting the vendor's decision. If they are not ready to instruct immediately, create a follow-up task rather than relying on memory.

Opportunity Finder can also identify older valuations still waiting for a decision.

== 5. When the vendor instructs ==
Complete the information required for marketing, including:

* agreed asking price;
* owner/contact details;
* property details;
* rooms/descriptions;
* media/photos/floorplans;
* EPC/compliance information where applicable;
* agency terms/fees and any internal information required by your process.

Then follow [[Marketing a Property]] to prepare and launch the property.

== If the vendor does not instruct ==
Record the outcome/status accurately. If they may be worth re-contacting later, create a task or allow Opportunity Finder to surface them according to the opportunity rules.

== Common mistakes ==
* Building a second property record when one already exists from an earlier valuation.
* Not recording the valuation outcome after the appointment.
* Leaving a property in an active decision stage indefinitely with no follow-up action.
* Changing to Available before particulars/media are ready and approved.
